Using the web site Bulgarian Properties updates its property database on a daily basis. We try our best to offer you the latest and most up to date information regarding the properties for sale on our website. Please note that all property prices are in EUR (Euros) and the sterling (GBP) and dollar (USD) figures shown are being converted from EUR on a daily basis using Yahoo!Finance currency exchange rates. The base price is in Euros and we show pound sterling and dollar prices as a guidence only.
Step 1. Please search our database for a suitable property. You can access the search form here. You can specify areas, towns, amenities and price range. Alternatively you can view properties by location - search the towns and villages on the map of Bulgaria.
Step 2. When you click on the chosen property you will see the description and photographs. To request further information you can use the button that says "Send us inquiry" under the price and living area of the property. The reference number is automatically selected in the contact form you have to fill next. Please feel free to ask any questions. Please note that all available photos and 90% of the information we have are already on the website.
We will send the requested information within the next 24 hours. In most cases you will receive the email earlier.
You can request a call back by specifying a daytime telephone number and convenient time. A member of our UK team will give you a call to discuss your requirements and arrange viewing of properties in Bulgaria.
Reserving your property in Bulgaria
After you have made the decision to buy a certain property you need to place a deposit in order to reserve it. The deposit is 10% of the selling price. Please note that our commission of 3% (or EUR500.00 whichever amount is greater) must be paid together with the reservation deposit and it is non-refundable. Upon receipt of cleared funds we will take the property off the market for a period of 30 days. During this period of time you need to start the purchase and pay the rest of the property price.
The reservation deposit of 10% is refunded when you complete on your purchase. If the vendor pulls out of the deal the reservation deposit can be transferred to another property we sell, or if you decide not to buy then (only if the vendor pulls out the deal !!!) we will make a full refund of the money you have paid so far.
Unfortunately if you decide not to buy the reserved by you property, the reservation deposit paid already will be NON REFUNDABLE, as it will be paid to the vendor to secure the property!
You can also reserve the property by paying a deposit equal to the full price. This amount will be treated as a reservation deposit and the reservation deposit terms will apply. Please see the previous paragraph.
Our practice shows that most of the Bulgarian properties are being sold very quickly due to the booming market in Bulgaria. If you find a property on our website that you really want to own, we recommend that you reserve that property by placing a deposit to secure it and arrange viewing later in order to avoid disappointment.

The deposits paid into this bank account will be guaranteed by Bulgarian Property Advisors and HSBC, London. This is the only way you can feel safe while buying a property in Bulgaria. When the time comes to pay the outstanding balance on the completion day (between 30 and 45 days after the reservation of the property) you will be asked to transfer the rest of the money in your company bank account in Bulgaria. Your representative in Bulgaria will withdraw the money and will pay it to the vendor in order to finalize the purchase hassle free.
Completing the deal Your have done a good job. You have chosen your property in Bulgaria and now it is only the legal documents, company formation, bank accounts set up and local authority searches that need to be prepared and carried out.
Our team of lawyers will take care of everything and will finalise the deal on your behalf. The whole deal may take from a few days to a month. Depending on the time you have on your hands you can stay in Bulgaria until the completion date or you can sign a preliminary contract, pay a deposit and come back for the completion date.
On the completion date you will get the keys and the ownership deed for your property.
